Industrial property, housing, retail and infrastructure do not fail the same way. The file changes with the asset class, but the evidence layers remain constant.

The deed

Title chain, lien position, encumbrances. Who actually has a claim when it goes sideways. Ownership before opinion.

Title report Chain of ownership traced to source. Every transfer, every gap.
Survey plat Boundaries, encroachments, recorded easements against the parcel.
Lien search Recorded debts and priority. Who gets paid first in a wind-down.
Easements Third-party rights that survive a sale and limit control.

Red flag — a break in the title chain or a senior lien no one disclosed. Ownership that cannot be proven is not ownership.

The cashflow

Occupancy, lease term structure, tenant credit quality. Income that keeps paying through a bad year, not a projection built on a good one.

Rent roll Every unit, every rate, every expiry. The income as it actually stands.
Lease abstracts Term, escalations, break clauses. Where the income can walk away.
Tenant financials Credit behind the lease. A signature is only as good as the payer.
Vacancy history How the asset held tenants through the last downturn, not the last quarter.

Red flag — income concentrated in one tenant with a near-term expiry. One departure and the projection collapses.

The load

Debt on the asset, refinance schedule, rate exposure, covenant headroom. How much weight is already resting on the foundation.

Debt schedule Every tranche, rate and maturity. The full weight already on the structure.
Maturity ladder When debt comes due. A wall of maturities is a break point in waiting.
Rate structure Fixed versus floating. How much a rate move costs before it hits equity.
Covenant tests DSCR and LTV headroom. How far the asset can fall before the lender steps in.

Red flag — a refinancing due into a higher-rate market with thin covenant headroom. The load arrives before the income can carry it.

The ground

Location, zoning, flood and climate exposure, comparable sales trajectory. The ground the whole thing stands on, read before the numbers.

Zoning report What the parcel is allowed to be. Use that cannot be relied on is value that isn't there.
Flood maps FEMA zone and elevation. Physical risk the insurance market already prices.
Comp analysis Recent trades nearby. The market's read on the block, not the broker's.
Climate risk Long-horizon exposure — heat, water, storm — that outlasts the hold period.

Red flag — a strong asset on ground the market is quietly repricing. The building holds; the location gives way beneath it.

Assets stay distinct by class, evidence set and failure mode. One score cannot hide the difference between clean title and a strong lease. Low grades remain visible.

QUESTIONS

What does Cornerstone actually do?

It assembles an evidence file for a real-world project: title, operating record, capital stack and physical ground. The result is a decision record with assumptions and stress cases attached.

Why evidence before return?

A return profile is only as durable as the asset and claims beneath it. Cornerstone makes the evidence legible first, then shows how the project behaves under stress.

What is the load test?

A structural stress model. The engine stacks simulated pressure—vacancy, rate shocks, comparable declines—on an asset and reports the exact load where its grade breaks down.

How is the register governed?

Asset files are reviewed against the same evidence protocol: title, operating record, capital stack and physical ground. Missing evidence stays visible rather than being filled with optimistic assumptions.

How often do grades change?

Reads re-run on a rolling basis. When a lease breaks, rates move or comps fall, the grade moves with it, in the open.

What happens when an asset fails the stress test?

The break point and failure mode enter the record. A low grade is not hidden. The file shows which course fractured and what load it could not bear.
